A Thailand retirement visa is a plain-language label for long-stay permission used by retirees. The route usually starts with a Non-Immigrant visa or an in-country change or extension, then continues through annual immigration checks.

The main routes, in simple terms

Non-Immigrant O-A retirement visa

The Non-Immigrant O-A is the brand anchor retirement route. It is usually applied for through a Thai embassy, consulate, or the official Thai e-Visa system before travel. The product memo records one-year validity with multiple entry, plus annual extension at Thai immigration after arrival.

O-A has its own insurance rule. The Retire Easy product memo, last verified July 2026, records mandatory health insurance for O-A with at least THB 3,000,000 inpatient cover and THB 40,000 outpatient cover from an Office of Insurance Commission approved insurer.

Non-Immigrant O and in-country retirement extension

Some retirees use a Non-Immigrant O route or an in-country immigration process, then apply for an extension of stay for retirement. An extension of stay is not the same as an initial visa: it is permission from Thai immigration to remain for a further period after you are already in Thailand.

Insurance, document format, and appointment practice can differ by route and local office. We check the route before telling you which evidence to prepare.

LTR Wealthy Pensioner and Thailand Privilege

Some retirees may be better suited to the LTR Wealthy Pensioner visa or a Thailand Privilege membership. These are separate long-stay options with different authorities, costs, evidence, and benefits. They are not substitutes for the standard O-A requirements.

The canonical Retire Easy memo records these retirement financial pathways. Local-office practice can vary, especially for combination evidence, so the file should be checked before you rely on it.

  • THB 800,000 in a Thai bank account, deposited and maintained before the extension appointment rather than newly placed on the appointment day.
  • Proven monthly income of THB 65,000 or more, such as a government pension letter, Social Security award letter, or bank statements showing regular overseas deposits.
  • A combination method where income plus bank balance totals THB 800,000 per year. Immigration Division 1 Bangkok has accepted this; confirm with the relevant local immigration office before applying.

O-A insurance should be discussed only in the O-A context. We do not assume every retirement route has the same insurance rule.

TM30 address notice

TM30 is an address notification usually filed by the landlord or accommodation provider within 24 hours of each stay.

Re-entry planning

If you leave Thailand while holding an extension of stay, check whether you need a re-entry permit before departure so your permission is not affected.

Retirement visa questions

Is the initial visa the same as an extension of stay?

No. An initial visa is normally issued before or at the start of a stay. An extension of stay is permission from Thai immigration to remain longer after you are already in Thailand.

Does every retirement route require O-A insurance?

No. The O-A route has a specific insurance requirement. Other retirement routes should be checked separately before you arrange cover.

Can I work on a retirement visa?

Standard retirement permission does not allow work in Thailand. If you need legal work rights, ask about a different route before making plans.
